FOR US-BASED BUYERS
Buying Property in Israel from the United States
You may be based in New York, Florida, California or elsewhere while your property transaction takes place in Israel. The central challenge is coordinating the right people, documents and decisions across borders.
Start with the property and your goals
Define your budget, preferred location, purpose of the purchase and intended timeline. A property search can be coordinated with Israeli licensed brokers and developers while the legal representation remains focused on your interests.
Early review of title, registration status and relevant planning or contractual issues can identify risks before commitments are made.
Legal and commercial due diligence
The purchase agreement should reflect the property's legal status, payment stages, security arrangements, possession date and remedies. Different checks may apply to second-hand property and new development purchases.
Banking, transfers and taxes
International transfers and any Israeli bank account arrangements need advance coordination, including the bank's identity and source-of-funds requirements. Israeli purchase tax and other potential obligations should be reviewed for the buyer's circumstances. US and Israeli tax advice may both be relevant.
Signing documents while abroad
Some aspects can be handled remotely through suitable powers of attorney or authenticated documents. The precise signing and notarial requirements depend on Israeli law, the receiving institution and the rules applicable where the signing takes place.
Registration and what happens after completion
Closing does not necessarily end the work. Tax certificates, municipal approvals and registration with the relevant Israeli authority or registration body may still be required. Leasing or ongoing property management can also be coordinated after acquisition.
