Property Search and Market Access
Guy first understands the client's objectives, preferred location, intended use, budget and requirements. Guy coordinates the search process with experienced licensed real estate brokers, developers and market participants, helping the client define the brief, assess opportunities and move efficiently from search to legal due diligence.
The service can include coordination of property search, preliminary commercial evaluation, viewings and introductions, while Guy remains focused on the legal and commercial representation required to complete the acquisition.
Legal Due Diligence and Negotiation
Once a property is selected, Guy conducts the legal due diligence, reviews title and registration status, planning and contractual issues where relevant, and identifies material legal risks.
He leads the commercial and legal negotiations, prepares and negotiates the purchase agreement and addresses payment schedules, contractual protections, delivery, representations, financing conditions and remedies.
Banking, Trust Account and Transfer of Funds
Where required, Guy coordinates the Israeli banking process, including assistance with the documentation required for an Israeli bank account and with international transfers connected to the acquisition.
Where appropriate and legally permitted, purchase funds can be received, held and transferred through a client trust account in accordance with the transaction documents and the client's instructions. Banking activity remains subject to the relevant bank's compliance requirements.
Tax, Registration, Financing and Signing Abroad
Guy coordinates Israeli real estate tax reporting, purchase tax matters, tax certificates, municipal approvals, mortgage or financing documentation where relevant, and registration with the Israel Land Registry, Israel Land Authority, registration company or other relevant body.
As an Israeli attorney and notary, and subject to applicable local law, Guy can travel to the client's place of residence outside Israel to execute and authenticate the documents required for the transaction.
